Dong Nai Land Auctions Soar, Set to Shatter 2025 Revenue Target by Over 50%

Provincial officials have announced that revenue from land auctions this year is projected to surpass its 21 trillion VND (approx. $840 million USD) goal by more than 50%.

This massive influx of capital is the result of a strategic plan to auction "prime" land plots, capitalizing on the province's explosive growth. This boom is being fueled by massive infrastructure projects, most notably the new Long Thanh International Airport, which is transforming the region into a major logistics and industrial center.

Cashing in on "Golden" Land

The province's Land Fund Development Center has successfully brought several high-value parcels to market, attracting intense investor interest. According to official reports, these auctions are not just about revenue; they are a core component of the province's strategy to fund and accelerate the development of critical transport and urban infrastructure.

Key "golden" plots fueling this revenue surge include:

  • Parcels Near Long Thanh Airport: Land in Long Duc commune, strategically located near the new international airport and the Bien Hoa - Vung Tau Expressway, has been a major draw. Plots of 77 hectares and 36 hectares have been designated for auction.

  • Bien Hoa 1 Industrial Park Redevelopment: A significant 60-hectare plot from the historic Bien Hoa 1 Industrial Park, which is being converted into a modern commercial, service, and urban area, is a centerpiece of the auction plan.

  • Bien Hoa City Center: A 51.6-hectare plot in the centrally located Tran Bien ward is slated for auction, intended for high-density urban development.

  • Chua Chan Mountain Eco-Tourism Project: A large 106-hectare site in Xuan Loc district, designated for a major eco-tourism and resort complex, is also on the auction block.

The Airport Effect: A New Economic Engine

The staggering success of these auctions is directly linked to the rapid development of the Long Thanh International Airport, which is set to begin operations. This new international gateway is acting as a powerful economic catalyst, sparking a surge in demand for land for:

  • Logistics and Warehousing: Companies are scrambling to secure locations for advanced logistics hubs.

  • Industrial Parks: High-tech manufacturing and supporting industries are seeking to establish a presence.

  • Urban and Residential Development: New townships, commercial centers, and residential areas are being planned to support the massive influx of workers and services.

By auctioning these state-managed land plots, Dong Nai's government is not only capitalizing on the rising land values but is also actively steering development, using the funds generated to build the very roads, bridges, and services needed to support the new economic landscape.
